Summary
Identifies, evaluates, develops, and negotiates new utility-scale growth opportunities for NYPA. Works across multiple functions within the organization such as, but not limited to transmission planning, legal, finance, engineering, project delivery, community & government relations, EH&S, and real estate. Identifies and negotiates strategic partnerships and collaboration opportunities with both internal and external stakeholders. Project origination includes the identification of opportunities and technical solutions, the development of project applications, and maintaining regulatory compliance. Tracks investments across new project development initiatives. Provides regulatory compliance oversight as projects are executed.
Project Development and Licensing (“PD&L”) participates in project identification and routing to provide guidance on environmental and natural resource issues for major transmission and generation projects. Responsible for overseeing and conducting all necessary studies and the preparation of licensing and permitting applications to obtain regulatory approvals for project construction. Ensures compliance with regulatory permit and licensing requirements during construction and restoration.
Responsibilities
- Serve as the leading expert in real estate for all of NYPA’s needs across New York State.
- Develop and implement advanced site identification and acquisition strategies, providing specialized insights and recommendations.
- Lead the creation and continuous improvement of innovative processes for real estate opportunities
- Oversee and provide strategic direction for the management of site control, options, and other real estate aspects
- Provide expert review and strategic coordination of ALTA (American Land Title Association) surveys, working closely with surveyors, title companies, and legal counsel, and lead negotiations for title insurance.
- Establish and maintain high-level relationships with landowners, and provide strategic support to the Community Affairs team on complex community outreach and engagement initiatives.
- Drive high-stakes real estate transactions and lease renewals, including complex negotiations and ensuring compliance with regulatory requirements.
- Lead the identification and evaluation of sites for nuclear facilities and other high-impact properties, assessing lease potential, requirements, and community impact to optimize investments.
Real Estate:
- Serve as the leading expert in real estate for utility-scale nuclear projects across New York State.
- Develop and implement advanced site identification and acquisition strategies, and lead the creation of innovative processes for site acquisitions.
- Oversee and provide strategic direction for the management of site control, options, and other real estate aspects within the renewables and nuclear project portfolio.
- Drive high-stakes real estate transactions and lease renewals, including complex negotiations and ensuring compliance with regulatory requirements.
Knowledge, Skills and Abilities
- Recognized within the industry as an expert in real estate management.
- Advanced and broad knowledge of business activities related to real estate and site acquisition, with the ability to apply this knowledge to drive strategic outcomes.
- Expert technical skills and abilities to address and solve problems of diverse scope and substantial complexity in real estate and site management.
- Ability to recommend and influence operational strategies and plans with direct impact on NYPA's results, including making decisions on matters of high complexity and importance.
- Expert in identifying risks and constraints, and developing actionable plans for solution implementation with minimal guidance.
- Strong independent judgment to work on complex cases that impact overall business objectives and strategic goals.
- Exceptional communication skills for engaging with senior executive leadership on matters of strategic importance, demonstrating advanced leadership abilities.
Education, Experience and Certifications
- Bachelor’s degree required, Master’s degree preferred.
- Minimum 10 or more years of related experience.
Experience working with team members to achieve daily, weekly, and monthly targets. - Valid driver’s license required.
Renewables:
- Minimum 3 years of utility scale renewable energy experience preferred
Real Estate:
- Minimum 3 years of real estate transaction experience preferred
Physical Requirements
Up to 25% travel primarily within NY State and to various NYPA sites. Ability to travel to and spend overnight time at NYPA sites and project locations.
The New York Power Authority is committed to providing fair, competitive, and market-informed compensation. The estimated salary range for this position is: $166,000 - $227,700. The salary offered will be determined based on the successful candidates’ relevant experience, knowledge, skills, and abilities.
